2001 was frought with questions. The recession"? The September 11 disaster? Yes it was a turning point for many families and regions. One thing is certain. Sun and sea have not lost favor. 2001 was down year in many housing markets, but not in Naples and Collier County. Some interesting statistics were recently reported by Feasonomics Inc, a respected market research firm. In spite of the negatives of the economy and the terrible terrorist assaults, deed transactions increased 1.8 percent (23,713 in 2001 vs 23294 in 2000). The numbers confirmed that buyers were more inclined to buy more moderately priced properties and less of the real high-end. The properties over $1.5 million were down 30.43% in 2001 vs 2000, while those between $1.0 million to $1.5 million were down 16.67%. The middle-priced market, though, was positive. The properties between $500,000 and $1 million increased by 12.12% and those less that $500,000 remained flat at +0.22%. The high end market slowdown was a continuation of the last half of 2000. The effects of the economy and lower stock portfolio values resulted in resistance to the trend in increased pricing. A leveling off in pricing and unit sales will most likely build a base for a recovery in the continuation of the growth in Southwest Florida. One thing is certain, Sun, sand and sea will be ever more popular in the future!
